Client discovered a leak from a blow-off valve inside their walls. Moisture had damaged some of the oak hardwood flooring and had been pulled up. Client did not see any evidence of mold growth but wanted to be sure none was present before rebuilding.
FRONT HALL / ENTRY WAY
All hardwood flooring had been removed revealing bare plywood subfloor.
Minor water stains were present on subfloor but no evidence of mold or mold staining.
Hall closet appeared in good condition with no evidence of water staining on back side of sheetrock or sheer wall.
Two perforations were present in the bottom plate on the right side of the closet. Holes were were blow-off line connected from the crawlspace. Crawlspace was visible through the holes.
Bottom two inches of sheetrock had been removed in several locations. No evidence of mold growth remained.
No areas of concern were noted at time of inspection.
Client had concerns about a previous dishwasher leak. No areas of water damage, visible mold growth or water staining existed.
No areas of concern were noted in kitchen.
Insulation had been removed from joist bays where water damage had occurred.
Subfloor is slightly water stained but shows no signs of visible mold growth.
No areas with elevated moisture levels were noted at time of inspection.
Crawlspace was dry and in good condition overall.
No areas of concern were found in crawlspace at time of inspection.
Recommend inserting spray foam insulation in all floor perforations prior to sealing up the walls.
No other recommendations needed.
